Hello all BP, 

Usually the first thing I hear is get a property under contract to hold with contingencies that allow you to back out if for whatever reason. My question is what exactly needs to be on that paper in order for it to be considered a contract? I plan on talking to an accountant but I just wanted a basic idea of what a general contract should look like.

@Garret Ball I'd suggest looking on craigslist for any carpenter who looking for an apprentice and start working for them asap. This will not only give you a full-time job but it will also give you the experience and capital you need to start on your own. I would also see how much it is in your state to start your own corporation. Talk to an accountant and an attorney to see exactly what you need to do to and how much you will need to start on your own.

Sorry to hear about the issue your going through. Even though you don't have a C of O, couldn't you just set the house for the building code requirements to have a tenant? I know you said a wall in the garage was moved. Could you re set the house to normal standards for 2 family code and maybe just rent it out to someone trustworthy. Then when the DOB  finally gives you the C of O, the property is already set to the requirements and you'll be on your way right?

I saw you mentioned that you receive information on REO properties. In regards to a flip. Do they have to be all cash deals?

That makes sense because I would try and follow up with a Zillow pre-foreclosure  property and couldn't find much info. If I wanted to go to a sheriff's sale do I need to be accompanied by a licensed agent or can I just go and bid on my own?
