Minh, I was aware of the Santa Cruz meetup and wanted to hold the SJ meetup on a Wed when I was going to be working in SJ for the week. Unfortunately, my work schedule is probably going to change and I wont be working in SJ anymore. 9/11 was the only other day that would work for me, it was either not have the meetup or double up on the Santa Cruz one so I couldnt help it. I know you were planning to attend the SC meetup so no hard feelings if you cant make it to mine!

Hi All,

It's another month and time for another real estate meetup! These meetups have had 15-40 BP and Meetup.com members chatting about investing in the San Jose area and also out of state. Bay Area and out of state investor @Jay Y. initially suggested this meetup and I have been keeping it going ever since. Regular experienced investors such as @J Martin from Oakland and @Minh Le in San Jose have been regularly attending. We welcome anyone who would like to attend!

When: Friday, September 11th, 2015, 7:00pm

Where: Whispers Cafe and Creperie (Outside Patio)

(The cafe is in the same complex as City Sports and in the same building as Five Guys on the opposite side of the building.)

@Hamilton F. - Thanks for summarizing the differences for me! I continue to collect sample PPM's but I am not sure if I have any from Trowbridge. It sounds like I may need to buy both books in the future.

@Hamilton F. - I noticed that the 3rd edition is half the amount of pages as the 2nd edition. Is that correct? I noticed the price is a lot cheaper for the 3rd edition as well. Are there major differences between the two editions? Thanks in advance!

Great numbers Matt! I think over the long run your maintenance expense will be a bit higher. Do you have AC units for each unit? I've had to replace several in my rentals in Phoenix and they do not last as long as I hope they would. 

I do like the Stockton/Tracy/Turlock markets. I am currently working on an off market apartment complex in Lincoln Village, I'm crossing my fingers it will work out.
