Does anyone have any experience in Idaho area for holding and renting out? I see there has been quite a growth in the last few years in Meriden and Boise but I'm thinking of Eagle area.  Is it a good place to hold and rent out there? Any information is appreciated :)

When choosing an extreme anchor and making an offer, how extreme is extreme or is this a bad strategy for purchasing residential real estate. People can get quite ticked off. For example on a 250k house you want to rent out, do you just pay the 250k or do you try to negotiate a much lower price if you need to get to your 1% rule or as close as you can?

Thanks Ryan. Right now I'm looking at the Suburbs not inner city but obviously weighing both possibilities. All I hear from my friends who are parents is school rating, school rating, school rating so I'm deciding if that is the way to judge the properties although the numbers are always the top priority.  thanks for responding, it is greatly appreciated.

Thanks so much for the insight. I'm weighing up for options but see it from both ways. I know LA so well and understand it but not so familiar with Houston and really like the look of Texas market place.

I'm looking into the Houston market place for buy and hold. Is it better to focus on properties with better school district ratings, or get much cheaper properties in areas where the school district doesn't rank as high?

Any feedback would be greatly appreciated.
