Jacob, Greenville SC is a great market. I have looked at property there and am in Columbia. The trick to know what neighborhood you are dealing with is the hand wave. Folks are really friendly in general and will wave hello to acknowledge you, even strangers. So if you drive through and people do not wave, its going to be rough. Greenville is a great market and has a lot of good areas, and the city planners are fantastic and have done so much over the past 20 years its incredible.

There are several: Palmetto REI which meets on a Tuesday each month, and the ColumbiaREIA Meetup which meets on a Wednesday and has several small groups that meet throughout the month. I have not been to these in a long time, but they are active. There is also the Columbia Metro REIA meetup.

Mary- I am in Columbia and there are several active groups here. If there is not currently a good active group in Aiken or Augusta, you can always start one, and then drive up to Columbia whenever you can.

There are definitely different types of sellers and levels of sophistication when it comes to understanding what they need to do to sell their properties or get out of a tough situation. I have noticed that people need to have confidence that I know what I am doing, which means I do need to have a clear plan that I can communicate to them (especially for higher end property) and be credible. You can 'borrow' credibility at times from more experienced investors who have made those types of offers, so that may be something that helps your confidence as well.

Awesome, great job. Action and somewhat of a plan has always helped me. Most people would not do what you did, so great job getting out there and making it happen!

Brandon- If you already requested the rehab funds and then decided you may need a cushion, that would depend on your relationship with your lender. You could request the extra funds and offer that they be held in an extra account, etc. 80% is pretty high, but it's really just relative to your market and experience level- in LA, 80% is not unusual, and even in some areas of my local market (SC). When you request funds, it's best to have all your costs estimated out- including holding costs and an overage cushion for unexpected repairs, etc., in my opinion, even for light rehabs.
