Welcome! Where are you stationed here in SC? I am an investor in Columbia, also risk averse, and just closed my first sub-to deal (no money down).

Welcome! I am an investor in Columbia,SC and am not an agent. I think to learn some basics of transactions, wholesaling is a great way to start. The first transaction I ever did was a wholesale house I got under contract from an out of state owner. It had a huge profit margin, and I learned to borrow private money (from a friend) in order to close the deal and immediately resell it to a rehab buyer I had found. This kept my 16k profit under the radar during the resale, and helped me learn several parts of the business quickly since I had no experience. There is no substitute for jumping in and applying what you are reading about and learning what will work for you. Hope that helps some!

Lots of challenges there! Your gut will be a great ally in this business, as well as just getting out there and putting things into practice- not sitting and waiting for someone to tell you something. There is also some risk involved, but having a mentor doesn't necessarily mitigate that. As you find buyers and make offers, you will get a feel for it. One of the biggest lessons about doing deals is learning how to control them;) You will do great.

I am setting up ACH - automatic drafts from my tenant buyers account, which they will initiate and have directed to my account so I will have no fees. I may do this with a mortgage payment that I pay and have it initiated by the payee so I again have no associated fees, but everything is automated.

I have never had issues here in SC either. Are you talking about having a contract on a property amd listing it for sale on the MLS?

Yes, a little bit. Has upside, which I like- can be managed much better and value improved with rehabbing.

I havent run FB ads for REI before, have run them for a different business and they were effectice. It looks like the more "organic" the ad seems, the better the results. Let us know how your ads do

Hi Liz! I have lived in CA, and now have lived in SC for a long time. It's very different from CA but has some great investing areas and definitely some inexpensive properties! Im sure you guys will do great with your investing.
