I own a legal non conforming duplex. I had it written into the contract that the city would approve it as being that. I just had to show that it had been perfroming that way for years before my purchase which was obvious because of the two separate meters on the house and the two separate water heaters also. Years later, I had a tenant do some research on the house down at the library and it had originally been built as a boarding house back in 1904.

You can look up per diem rates on this website for any location. https://www.gsa.gov/travel/pla... It seems that nurses in the burlington of Vermont are getting about $3300 per month for housing and roughly $70 per day for meals and incidentals which is about $2100 per month for a total of $5400 per month to travel tax free plus their hourly pay. That is about $65,000 per year BEFORE their hourly wage and it is tax free. These numbers are staggering to me personally. It is a sad commentary on our health care system and payroll expenses in all businesses. We recently turned one unit in our duplex to a furnished monthly rental. We did not end up getting any travel nurses and in the end I think it is because we do not want to allow pets and a lot othem seem to travel with pets, spouses, their whole family or put in with other travel nurses to save money and share the house. We listed on furnished finder, air bnb, fb market place and other websites. We took a month vacancy until a remote worker ended up renting for one month and the next one for six months. You can join a few travel nurse websites on FB and you will get a general consensus of what people are willing to pay for. Our home is located downtown and there are no STR allowed in my area unless it is a home stay. We have roughly doubled our cash flow on that one rental but this is the first year we have done it so I cannot say that we have a lot of experience in this mid term furnished rental space. I can say, that after 15 years of landlording I have had my fair share of headaches from LTR and this seemed like the best use of our cash at the moment to increase the value of the property. Some things to note that are not really optional is a laundry room and black out blinds. Nurses wash their scrubs every day and sleep odd hours. We would have gladly accepted a nurse but none applied We always seemed to be over their budget even though I really don't think we are even close to the top of the market.

@Samuel McCart, I would like to add that flipping homes and wholesaling is a job. You will be self employed but it is a "job" and not investing. Lots of people talk about BRRRR but forget that in the end they are a landlord. The more you brrrr the more units you have and tenants you have to deal with .

@Ryan Howell, how do you like tonsofrentals so far? I have self managed for 15 years and it is getting to me. How are the fees structured and how do they handle repairs? Feel free to pm me if that's better. 

When you say an eviction has been filled do you mean you have already been to court or are you awaiting a court date? When I have done an eviction it included "all occupants" and the sherriff entered with his gun drawn. No one was going to be in that home after he was done. 

Check out mountain bizworks. Many small business people in the area have started there.

Sale went fine. A few delays with missing paperwork on the buyers end. Was under contract in about 30 days.

Anyone living in WNC is seeing Asheville change at a very rapid pace. We just sold a house in Candler which is probably pretty close to where yours is. Or are you past Canton?
