@Eric Mcginn & @Caroline Gerardo thank you for your feedback and for your contribution to my post. Yes, you are correct that I am not looking for a title company to structure a deal or provide paperwork but more for the legal buffer needed to ensure all the monies have been received, then properly distributed at the close of the transaction. To protect myself, additional partners/lenders are involved, the seller, and the buyer. 

@Troy Gandee, you are correct, I should have worded it as I needed a good closing attorney. I should know that from my personal property transaction. Thank you for the recommendation. I will reach out to Weeks & Irvine. This is why I need to begin speaking with them to ensure I am not being a bad operator in the space.

I just finished chapter 14 of Pace Morby's book "Wealth Without Cash" and realized that I am in need of a good title company in South Carolina, particularly a company that is familiar with creative finance.
