Asking price: 1.6M

Gross income yearly:

$292,386.88

Total Expenses: $120,887.82

Estimated Net income: $171,499.06

With minimum renovation the rent can be increased.

@Michael Herr hey Michael, thats what i did and the letter was returned .

but i found a partner on this property, he can track pretty much anything ,i found the deal and he is going to track the owner, after the deal is done ill get my fee.

is that something illegal?

Thank you Shawn, yes it is a bit time consuming. im just starting now , dont know many wholesalers yet or how to get a deal off market . I`m focus on flipping , been looking for my first deal for the last 2 months.

I`ll keep grinding...

I was driving for dollar around my neighborhood and found 6 houses , i sent a letter for each property. 

one of the letter returned as NOT DELIVERABLE AS ADDRESSED UNABLE TO FORWARD.

i double checked the address, look it up on google. not sure why came back.

What would you do next? drive to the address and knock on the door? or drop off the letter in the mailbox?
