I would give them a 14-30 day notice to clean up the property.  This gives them 14 days to clean up or 30 days to get out.  

 Most landlords that I know of require only a 30 day notice to increase the rent once the initial lease is up but that is really going to depend on how the current lease is written.

Finally the best source for educating yourself is to read the Nebraska Landlord tenant laws.  I would recommend finding a good lawyer who knows them well.  You could have a tough road ahead if they don’t want to leave.

My wife and I live in Lincoln but started buying properties in Omaha. We started with one company but switched to CPM for a short time before we decided to get out of Omaha and move our investments closer to us. We really had no complaints about CPM and would go back to them if we decide to get back into the Omaha market.

I have been to the Lincoln REIA and it is very similar. I have also been told I should visit the Omaha one as they have been around longer and also have very good information.

Welcome Luke!  I would highly recommend the monthly meetings.  I am also a buy and hold guy on single families.  The monthly meetings have been great for networking and learning from individuals who have done or are doing what I want to do.  Everyone has been more than helpful in sharing how they are doing things.
