I'm new to REI too. What made you decide to finally start? I want to house hack so I can increase my investing rate to achieve FI.

Thank you! This is good for me to know. I really don't know what numbers are normal in the Philadelphia area so I can analyze potential deals. (I know this particular property isn't in Philadelphia.) 

@Kevin Whisler This message is in reference to your response to Kris. Can you explain how your vacancy is actually really high, considering the tenants have been there for years? Do the fact that they have been there for so long increase the probability of vacancy and/or make it take much longer to find new tenants when they leave? 

Do you plan on using the down-payment assistance program?

I'm also looking to get my first rental in Philly, but I'm doing research to try to understand the market better and figure out how to identify good opportunities. I also plan to house hack a 4 unit property, probably using an FHA loan.
