Did you have any stipulations and contingencies? The lower offer was likely "cleaner"

James beat me to it. I'm actually waiting on my F. A: had plenty of funds but credit was a disaster. Wanted to pay the entire year after sale of personal home. B: 2 big dogs C: can't seem to grasp the concept of "your application is incomplete" D: four adults (couple, In-Law, and aunt) and 3 kids total. the husband states " I'll pay xxxxx amount but these others will need to come up with rest" our response " all adults need to submit applications and will be screened. E: house burned, only wanted 6 months

Its business not personal. Regroup and get the unit turned over and back on market to rent. Keep deposit per your lease (I'm assuming you had a lease break clause for 1-2 months rent) and pursue lost rents later. Yes it's irritating and yes it's insulting but stay focused. Who cares if the uncle is a lawyer. Send her a copy of the lease if she asks for deposit back. Don't get into the "back and forth" trap with her.

Get a plumber opinion first as water/drainage can be a challenge. Electric is straight forward for the electricians but the plumbing options are not as flexible

Thanks Kyle. It's the deadbolt. I had looked at that kwickset video earlier. On the landlord lock deadbolt, there's not many moving parts. I'm pretty sure I overlooked something. I took it out once before I left and tried again. Either the inside was upside down or the outside was upside down. I had already done two sets of doorknobs and deadbolts in two other locations with one of them opening from the left and the other one from the right so I'm still puzzled how I could not figure it out. Ran out of time today so I'll take another run at it later on this week

Turning over a 5/3.5 this week. Pretty straightforward on installing these locks for the first time. Hopefully we can get another set of renters that stays for years and years and not have to take advantage of how convenient the locking mechanism switch out will be down the road. I'll have to go back out to the property again later this week as I could not figure out how to get one deadbolt set flipped to match the doorknob (key goes in the doorknob one way and then upside down for the deadbolt which is kind of strange). I'm thinking that it's because some doors open from the left and others from the right. They are functioning fine so for now just going to leave them alone while contractors are working all week. I'm sure it something simple that I overlooked. Overall it was five doorknobs and three deadbolts
I could sub that work out and have it all done in one week. Why have the headache of a potential professional tenant. The offer seems fishy. Don't do it. The hallmark of a good scam is to make someone believe that the offer is too good to be true.

Perfectly reasonable to have it repaired before renewal. The "holes" imply multiple occurrences and leaving the carpet "as is" discourages future care not to let it happen again. Is this a smoking unit / home?

I've had a year's rent offered and refused twice. Two different scenarios:

1). First scenario, Good credit (700+), owned own business, income checked out (7X rent). all due diligence checked out as well.  I passed as it did not make sense to me why a single person needed a 3 story, 4 bedroom house with a finished basement. Home rented to someone else who checked out and had their application in sooner and I get a check every month.  I would have likely rented to this party had they not offered the full year and if they had applied/completed app first. Just seemed suspicious. 

2. Second scenario.  Applicant with poor credit due to prior business decisions and debt. I mean REALLY bad (mid 500s).  Income barely meets 3X rule which was another disqualifying quality.  Selling home to pay down debt but left with large surplus of funds after sale of their home.  I passed on this one as well because once the year is up, someone with poor credit and prior financial challenges not likely to be able to adjust to monthly payments after 1 year and likely not able to have another years rent. 

Did I make the right decision?  Who knows. Just seemed like a bad idea on both counts.  Also, the hallmark of a good scam is to present something that seems too good to be true and  a check for >30K seems pretty good right?   Scenarios of subletting, huge amounts of family members moving in, unlisted pets, AirBNB deals under my nose, multiple calls for trivial issues, smokers, hoarders, etc. Once they are in, there is no leverage to get them out b/c you are paid in full for 1 year.
