dog nails with repetitive scratches all over.  Over time, they add up.  Water bowl with chronic overspill leading to wood swelling.  In regards to renters, they actually had metal leg bar stools in one area. Deep chair / table scratches in another area. Gauges in 1 other area. Hardwoods are a pain for upkeep but I list properties at or above top market and provide a very nice place long term renters seem to appreciate. I could leave the floors as is and likely rent out but for somewhat less

yes that is correct. I started the monthly fee last year.  pets are a hassle for me as a home owner but we allow them (2 max).  Our properties are 2 and 3 stories (~3K sq ft) and dogs pretty much stink / ruin floors however, responsible pet owners willing to pay fees typically have been good long term tenants.  I am turning over a property this month after 8 yr tenants who always paid rent.  Refinishing main level Brazilian cherry hardwoods, $2100. Replacing all finished basement carpet $2000. Damages come out of deposit minus depreciation of useable carpet life.

Alternatively, you can just require that they leave the Mount (preferably a universal type) on the wall when they leave. They can keep their TV but you keep mount and as long as it stays, there's nothing to fix. Just make sure you require than they take the hardware off the back of their TV that matches it before they leave. Universal mounts also come with hardware to mount other types/sizes of televisions so it just becomes a part of the property For our most recent property , seller had an older 36 inch television mounted in the basement and I just required that it stayed at the sale. I would consider the television virtually worthless however leaving it was less trouble than removing and fixing the wall and the current lease states I am not responsible for any repairs of this television. If it ever breaks, I'll toss it in the trash and leave the mount on the wall
$400 animal/pet fee for first then 200 each additional animal/pet maximum two. $35 additional fee for each pet. I list it as a fee and not a deposit because it's not refundable. We are currently turning over appropriate with Hardwood Floors With renters that have been there for eight years with small dog They themselves destroyed the floors more than the dog. Resurfacing those floors is going to cost me about two grand. Would avoid large dogs. We have hardwoods in our personal residence with a 60 pound German Shepherd and I would not want my rental floors to look like my personal house does.

I would not consider doing that. She should be posting in another forum whether or not she should make you put a ring on her finger before she moves in with you. You are likely the one getting more free milk here. I wouldn't be surprised if this came up in a dear Abby column😃

Typically the bank will look at everything. They have always asked me for copies of leases as well as income from the rental properties

Are you running a business or a charity? If your place was rented at full market value to someone else, would you cut a check to your nice current renter for $1800 to help her with her down payment? Probably not. Think of it that way.

Essentially ,the question you are asking is "should I do my own due diligence or not?" Lots of advantages in your own 3rd party opinion/inspection. It's a big investment.
$3000!!!! Never mind. Maybe with a clause stating payable after a hassle free year of paid tenancy. Thanks everyone else for the insight.
