So how did it all work out? I actually guarantee my investor a 10% simple return whether it takes me 3 months to turn the property or 10. I keep the rest and the commission. Considering we have done 7 deals in the last 4 years, he has been happy and I have never not gotten him his return. I, on the other hand, lost money on one deal and made three times more than he did on another that ended up burning down in a wildfire. I think you should just structure the deal to what you feel is fair. Yes you are taking all the risk but managing a flip isn't always the easiest and finding good contractors is always difficult.

Welcome to BP! You have a pretty good plan, you might just want to tweak it a little. Most quads I know are not in the best of areas (I own one at 64th and Peoria area and I'll sell it to you in a heartbeat) so you may look at duplexes instead. You can find one and live in one side and rent the other out to pay for your mortgage. Let me know if you need any help, I broker mostly commercial but I can find smaller properties as well.

A partner and I are currently seeking senior housing deals or hotels we can convert into senior housing across the US. We would like to stay around $5 million all in, so we could purchase a hotel for around $3 million and put $2 million more into it. Please let me know if you have anything or know of anything. I actually did and will never again. For one, I have to manage my two quads myself because I can't get a property manager to stick because they don't feel safe in the area, and two, no amount of cash flow is worth dealing with the type of tenants you get. And I'm in Tulsa, OK, it's not like I'm in a huge urban center with a whole lot of problems. Of course if you would like to by two great cash flowing properties in Tulsa, you just let me know! I can make you a great deal on them! Ha ha
