I'm in a similar boat. Try using someone that can provide proof of income and you can give them a piece of the pie until you refinance or have your own income that will suffice. Maybe a well off parent, sibling, or friend. Just treat it like a business so that feelings don't get hurt.
If you go to a bunch of banks and it isn't working out the best bet would be to keep educating yourself and socking away thousands every year from the GI Bill. Also, try to live at home if possible to save on rent or partner up with someone to limit out of pocket expenses every month. Best of luck and congratz on the EAS.

I am curious to hear some of your stories on tenants in Los Angeles County when it comes to their lease expiring and whether or not they can stay even if you do not want them to??
For example: I have a tenant and their lease is up on April 1st. Even if they want to renew am I allowed to say no and have them move out?
I am looking to purchase a multi-unit within the next six months so I would like to shed some light on this topic before I get into something that might not be ideal for my situation.

House Hack!!!! I would love to do that where I'm at in Ventura County, but finding a multifamily in a decent area is hard to find. I'm living at home for free while I go to school using my GI Bill.
