gotcha. So a 1031 exchange is only if you been living in a home for less than 2 years and you make a profit? Good to know. Thanks

But we plan on selling our house anyways to buy a bigger one in the next year or so. I would hold the equity with a 1031 exchange, buy and live in a multi family with only putting 5% down for a year and then buy our single family.

Hi guys My names Jonathan and my wife and I live in the expensive Massachusetts market. My wife and I bought a single family foreclosure a little over 2 years ago., in which we have over 100k in equity. We want to buy a bigger home in a year or so. But first I convinced her to get an investment property where we owner occupy a 3 family. By selling our single family first it allows us to only put down 5% vs 25% if we just bought an investment property. Wanted to get some people’s thoughts on my idea or if you recommend doing something different. Look forward to hearing what y’all say. Thanks
