I dont know about everyone else but the more I hear how hard commercial real estate would be the more I want to do it.

I know I a reviving an old thread but its because its a topic in which I have great interest in. It seems to me that commercial wholesaling would involve a lot of conference rooms and suit and ties rather than the relaxed nature as Residential Wholesaling. Like @Don Konipol stated so eloquently the knowledge required is much greater, the buyers and sellers a lot more sophisticated but all in all the margins so much bigger. If I have learned anything in my entrepreneurial journey is to look for those things others are not willing to do. Anyone can get a 3/2 1200 sq ft house under contract and seller to an investor for a 10k assignment fee. But not everyone is able to get a 3 million dollar building under contract and sell it for 3.5 million. Anyone looking to learn about this topic please let me know as I am looking to learn and do also, maybe even JV on some.
