So I shouldn't get it under contract at all?

Ao what do you think. Should I lower my ARV on this house? If so how much?

The arv is 100k I'm going to offer 30k and try to sell it for 45k. It rents for 1k/month and it needs about 25k to 30k.

Hahaha I love the ideas but the lot is some type of dirt business with a bunch of  dump trucks and heavy machinery parked inside of the lot with lots of dump trucks coming in and out all the times. To be clear, I haven't "bought it" yet but I am planning on getting it under contract tomorrow and wholesaling it out to a rental investor. The house is going to need about 30k to make is rent ready and I don't think it will make a great flip. Not in that awful comercial area. I was also thinking about going next door to that business to see if they needed any extra space for their dirt business. I mean they have the bulldozers already I'm sure. Just get it rezoned and level the house to your hearts desire. Haha thanks for the reply.

New to the area and I am looking to connect with some people to show me the ropes.

I am getting this house under contract tomorrow but it has this huge hideous commercial lot right next door of what it looks to be a dirt pit of sorts. I am thinking that this house is probably going to make a good rental for someone but how do I advertise it, should I offer the seller less for the unfortunate view?
