Anyone experienced wholesalers in ny looking to partner up?

in need of assistance: If there is anyone in the Westchester County NY area I having a hard time getting a list of probate home. I have went down to the courthouse in White Plains and they weren't of any help. Any information regarding collecting the list would be helpful. thank you

So I just called a closing attorneys who seemed like he wasn't very familiar with assignment of contracts or double closings. He told me that it was conflict of interest for him to represent both parties. Can someone please help me understand what that means? Also can I use one closing attorney to complete the entire closing process?

If I were to do deals online, how would the signing of contacts take place if I found a good deal online? If that makes sense

Would it would best for me to build my buyers list before looking for a deal? If so what is to most accurate way to find cash buyers?  I have tried Craigslist with very little results.
