Post: How much crime is too much crime?

Hey guys, doing research in a few areas. I see some neighborhoods of properties that are presented to me on realtor crime heat map as a tier 4 (5 being the worst). General areas I've looked in for multiple markets where cash flow is pretty good averaging a C- in crime report. My question is, how do you know if the crime is just not worth it, or if I'm overreacting? I'd love to be in better neighborhoods, but those are a lot harder to find and don't cashflow as well. At the same time, I don't think that I'm buying in completely run down ghetto's either. I guess I just don't know whether or not a deal is worth it because of the crime report. I don't want to pass up on good deals where the crime isn't as bad as it seems. I hope I'm making sense. If someone can shed some light on how I can get a clearer picture and understanding on this I'd appreciate it.

How do you collect information on a neighborhood you know nothing about that's out of state? Please offer examples besides visiting the area and neighborhood scout. Curious to see how people approach doing their research. Thanks all!

Might be a stupid question but - is Cash Flow Taxed? I've heard some people say that cash flow goes "straight to your pocket and it's all yours" and others say don't forget you pay taxes on it. Well, which one is it? If it is taxed, and I live in California but invest out of state, am I taxed as income in California?

Hi all,

I'm looking to get into turnkey rentals - I have had an initial phone call with Zach and Eric, and Eric so far has been responding to my questions via email. I've read a lot of good reviews on Zach and his company on here, so I'd like to hear more from him as well if I decide to move forward. I also have another turnkey company that I'm interested in that was recommended to me by a friend. He's doing well with them so far. So I'm currently trying to figure out who would fit my goals and criteria the best. For everyone who has invested with Rent to Retirement, how has it been going? Are you continuing to invest with them? Any tips you would recommend or that you wish you knew beforehand investing in turnkey? Looking to hear some feedback, thanks all!

Hey everyone,

I've been considering borrowing or taking cash out of my 401K to help fund purchasing out of state rentals. I contribute about 10% myself, and my employer matches 6%. In just a little over 5 years, I have a decent amount in there. I'd love to not have to touch it until retirement, but at the same time I'm thinking this cash right now could offer better returns on cash flowing properties. What are your thoughts on using the money from your 401K to help purchase more rentals? I come across videos and articles all the time about how "401K's are bogus" or "Never borrow from your 401K" so just wanted to open this up for discussion and hear some of your experiences and thoughts on all this. Thank you!

Hi everyone,

I'd like to open this for discussion. Can someone list the benefits/cons of LLC's and Umbrella Policies? I keep coming across conflicting information and am getting very confused. I am just starting out on my out of state investing journey, and I have a company in Nevada trying to sell me on why I should open up an LLC there. The idea being that each property will have its own trust, and registered in whichever state I decide to own property in. Looking for explanations and advice, please!

@Tina Tsysh What does the umbrella policy cover? Is that different than renter's/landlord insurance?
