I agree, the seller is an older woman who is looking to relocate Cross country. I know this wouldn’t be easy to find a buyer. Especially since I am not a realtor.

Hey BP,
I came across a Mother Daughter in Bergen County New Jersey. It’s in upper Saddle River NJ. Any idea how I can wholesale this property?? They want $1.7mil for the property.
5 brdm & 4 bath. 5k sqft per floor 2 floors, 3 car garage.

Hey BP!!
It’s been a while since I’ve been on.
My in-law are selling this home in Ridgefield NJ.
They are asking for 750k.
It’s a huge SF with an in-law suite.
I would like to squeeze myself in and try to whole sale it. It was listed on the MLS and currently has a half *** offer. My father in law want to get rid of the house and doesn't want to fix anything.
Any ideas BP? How can I squeeze in here to make some money.

I did look further into the town. I did not see a SINGLE house sell more than 610k. That house sold back in 2018. I truly don’t think the seller wants to budge, but I’m sure there’s someone out there for him.

Hey BP,
I have come across a FSBO single family house here in Bergen County NJ. I am looking to wholesale it. The owner is admit about not showing the home until he sees POF. Considering that I do not want to live in, but I would like to own the property or wholesale it.
Owner is looking to get 649k for the property. With very little wiggle room for lowering it. It’s a 3/2 @ 1500 sqft.
Any help would would be appreciated!!

@Sunny Burns , if I’m not mistaken you are not the only one experiencing this influx of people/ leads. There’s a realtor/ investor in Bergen county called @kevin hill. He’s got a ton of insight. I would play it safe with finding the right tenant. It took me a good 4 solid months; in the peak of this “COVID “ to find a perfect tenant. I wish you luck!

And to think I met you almost 4 yrs ago Kevin. You had showed me a home in Ridgewood, it was a small 2 family across from the county park. You were knowledgeable then and still are now.
I consider myself to be a rookie investor. With just 1 property under my belt. But it has been a struggle, especially when trying to get private money for the rehab. I fell victim to fraud and lost money. Then COVID hit me. Now it’s about putting the puzzle together and staying afloat through these terrible times!!

My next step is to ask the loan originator (Ginnie Mae)
