Whole sale with no money

Hey BP,

I have come across a FSBO single family house here in Bergen County NJ. I am looking to wholesale it. The owner is admit about not showing the home until he sees POF. Considering that I do not want to live in, but I would like to own the property or wholesale it.

Owner is looking to get 649k for the property. With very little wiggle room for lowering it. It’s a 3/2 @ 1500 sqft.

Any help would would be appreciated!!

@Jonathan Valdes just because you found a FSBO doesn't mean you'll be able to wholesale it. $649k takes it out of range for almost all rental property investors that would be using a wholesaler, so what would it be worth fixed up? If the answer is $675 move on, if the answer is $800k you might have something.
