DJ,

In any investment scenario, whether for buy and hold or flip, we always put in a drain tile system with a battery backup.  Include that cost into your repair budget and bid on the house accordingly.  If you get an estimate of $8000 to repair the basement, let the selling agent know and see if they are willing to move on price.

I too have heard Seaway but have run into the same thing with banks not wanting to lend on the south side (Auburn Gresham, Washington Heights).

Alan, Have you thought about investing in other peoples deals?  Its a great way to get started and see the "inside" of a deal.  In podcast 92,  Brandon Turner explained how most of his deals are done with partners who provide the funds while he does the rest.  Good luck!
