My biggest challenge is still finding money.  Its hard to believe sometimes that this is the hang up but it is.  My husband and I have completed a bunch of rehabs working with an investor but he wants to slow down and we want to ramp up. I have contacted banks and have not been successful yet and hard $ is incredibly expensive.  I have decided that 2016 is the year that this is going to change.  We have set goals and are going to get over this small hurdle which sometimes feels like a mountain.  I agree with Christian Brodin that a clear plan is so important.  

First thing I would recommend would be to talk to the building department where the house is located.  Usually, you can find out some good information.  Good luck!

The market around us is definitely heating up but there are always deals out there.  Remember just because a house is cheap does not make it a good deal.  There is a wealth of knowledge on BP and I would recommend that you listen to the podcasts to gain even more knowledge so you can put together your investment strategies.  

It looks good on paper but you need to know the numbers.  You need to find out what the value will be when complete. I would talk to a good realtor.  Also, you need to get a solid repair estimate as well. One question I have is how you came up with a $40,000 repair estimate without seeing it in person.  You really need to go over to the property with your contractor and go thru it.  Remember, if you are doing a substantial rehab, there are almost always some surprises and those surprises cost $!  Good Luck.

I was listening to show 49 yesterday (i know its an old show) and Amanda Han was talking briefly about using a self directed IRA to invest in real estate. I just left a job where I am invested in my SURS (state university retirement system) and I want to roll it over into a self directed IRA but have received differing answers. I am meeting my financial planner next week so in the mean time I wanted to see if anyone here has a good answer for me. Thanks in advance!

my husband just got a tundra. sweet looking truck but terrible gas mileage.  he loves fords but got a great deal on this 2014.  we get 95% of all our material delivered and theres never any charge.  we work with a rep at home depot and she is incredible.  we can call or text her what we need and tell her when to deliver it and she has come thru every single time, no charge.  my point is, get a rep, always buy thru that rep, take care of the rep and they will reciprocate in very short order!
