The way I see it, if you lack in one area you need overcompensate in other areas. To be successful in this business you need three things: knowledge, effort, and money. If you lack money, make sure to invest heavily in your education and 10X your effort. Door knock and make those phone calls. Best of luck.

Once I get a deal under contract. Is it necessary to send out the contract along with the earnest money deposit over to a title company right away? Or is it best to do it all at once, once you find an end buyer?
