@Troy Gandee, thank you for the informative reply. What is still unclear to me, and perhaps I should have just asked this question outright and up front: what is the bare minimum an attorney is REQUIRED to do by law?  I am trying to figure out what my absolute minimum administrative costs can be, and work up from there. For example, can I simply file a deed, with an attorney's signature, and close a real estate deal?

Joshua, so are you saying that title insurance is specifically required by law for every real estate transaction in SC?  I don't think it is.  A lender will usually require title insurance, but not the state.  Additionally, title insurance is different than a title search, correct?

Hi all,

My understanding is that real estate transactions are required to be "overseen" by an attorney in South Carolina.  But I am having difficulty finding out exactly what all they are required to do.  Does anyone have insight on this topic?  I have an appointment with a local attorney in a few days, and my plan is to ask him the same question, as well as ask what pricing he can offer for me as an investor who plans to bring him repeat deals.  Can anyone offer any additional specifics about this topic I should discuss? Thanks in advance.
