I've applied for the Infill development in Fl, due to covid the process has taken longer than usual, looking to do the same in GA and I'm just wondering if the process is the same to do so?

I'd disagree, usually the best time to get into a market is when you have no competition or they're leaving. I do apts, people always need to rent and there is demand. If you have 10% vacant in apts, that's end-of-the-world. Almost any other CRE would kill for that sort of effective vacancy.

Add in that the really smart money realizes you make your best money when you buy (to paraphrase Buffett) and smart guys can get past the panic headline to objectively size up a deal.

I had the same thing in mind, based upon of the markets I'm in right now nothing has really slowed down the REAL buyers are still buying, the only downfall I've seen is in the leading realm but, cash buyers are still buying.

Thank you, this has put a lot of things I had in mind into perspective. I've been finding all my deals off-market, you confirmed my question... 

Where do I find these deals? ,  was a huge concern and question I had . I'm looking forward to making this transition into doing multifamily, I have to do a deep dive into the funding aspect of it all I want to be able to service my client and education them in to process. This information has been very helpful!

I have more and more clients looking to convert to the commercial market from primarily focusing on single-family investments. As an investor agent myself, broadening my spectrum is essential.

My questions are directed to the larger commercial deals.

What are some crucial systems you all have put in place to educate clients throughout the deal process in the commercial realm?

When sourcing commercial deals what are some major things that make are break the deal in the commercial realm?
