1. Duplex - 3000 sq ft duplex with 2 bedrooms and 1 bath on the ground level. Second floor has 4 bedrooms and 1 bath. Duplex needs electric and plumbing finished cost $7.000.

2. 5000 sq ft historical building, zoned commercial but may be used residential. 9 rooms, 3 full baths. Needs electric upgrade, refrigerant lines repaired, new baths, and kitchen (this is optional if rented by a business. There is already a wet bar).

The ARV is $281k.

Selling price - $180k

My name is Joni and i discovered Bigger Pockets about 2 months ago. I live in Dallas, TX and will be making my first leap into real estate in about 6 months. I will be buying my first hope which i hope will be a rehav and plan on flipping it for profit to begin my cash flow.

I need all information i can get from the seasoned investors here on buy and hold and flipping as i would like to do both. I need i info on how to get approved, what loans to apply for, and what to look for in a home. I'm excited and ready to learn!
