Hey Amanda... I feel your pain. I've been there. This is such a loaded question because the answer is always "depends". Here are the depending factors:
- How much time do you have to dedicate to this (ie, active, passive, etc)?
- How comfortable are you with leverage (ie, buying cash, getting loan)?
- Do you have advantages in any markets (ie, friends or family somewhere)?
- Are you comfortable with out of state investing?
- Are you comfortable buying site unseen?
- Is cash flow your only concern (ie, trading 0% appreciation for it)?
- Etc Etc...

It may be worth joining our monthly meetup in Delray to chat about it. We sit around and talk about real estate investing over coffee. Second Saturday of every month.
