If LV is down 60% (eventually) across the board, and you buy for 70-80% discount from the peak and then rent for 25% off the rental peak?

The library is a great suggestion. but keep in mind the real investment isn't the $20 you might spend at Amazon, but the time it takes to read and digest a book. I think asking for suggestions is a good idea to weed through less than great books.

Matt, it would be helpful to know your goals and experience and what else you've read and liked or didn't like, then we might make more targeted recommendations.

"My favorite so far is anything by Lonnie Scruggs."

Lonnie is great! Even if you never invest in mobile homes he can open your mind to innovative financing and note strategies.

"Deals on Wheels" is his most well known book, sold here in the BP store, I believe.

How about a "member since ____" under each avatar?

Make it easy to spot veterans, newbies, and those in between. I know number of posts, influence, and awards give clues, but tenure would be interesting.

Historically, this has been a solid plan, but lending has been a moving target recently. You probably want to talk to your prospective lenders to see if you can do this in your area, with your target property, with your credit, assets, liabilities, and income.

You can and should thoroughly research a topic and write your own. If it is good, you will gain real credibility.

It could be a deal. Or maybe not. Have you been in the house? I suspect it might need more rehab than you think. Possibly expensive things like AC/heat, electrical, plumbing, foundation, termite damage, mold, etc.

Why not inspect it with a contractor or inspector?

Welcome to BP, Andrea! Josh is right, don't feel rushed to do deals through the steep part of the learning curve. My recent deals are much better overall than my earlier, less informed deals. And I have learned a ton here so far this year.
