That's what I was thinking but now I can't get ahold of old owner and tenants will not answer door or mail. I don't know how to post a three day quit notice if I don't know what they should pay

So I bought a foreclosed home in auction and plan on paying for sale tomorrow.. I was in contact with the owner 3 weeks ago that said the tenant has not paid him rent in some time and that the tenant was one of his football players family. I have knocked on the door with no response and left a letter introducing myself to her with no response. I have also talked and left letters with both neighbors introducing myself. my question is after I pay tomorrow what is my legal next step and what is the tenants legal right. I will be flipping this house and do not want a rental. has anyone came across this before?

UPDATE:

I SPOKE TO THE OWNER OF THE HOUSE. HE ADVISED THE WORK THAT HE HAS DONE ON THE HOUSE (NEW ROOF IN 2011, HARDWOOD FLOORS ON FIRST FLOOR, NEW HOT WATER TANK, REDONE A BATHROOM). HE TOLD ME THAT THE TENATE THAT LIVES IN THE HOUSE RIGHT NOW HAS LIVED THERE SINCE HE BOUGHT THE HOUSE IN 2011. HE ASKED ME HOW LONG SHE HAS TO MOVE OUT. I TOLD HIM I TALKED TO THE FORECLOSURE ATTORNEY TODAY AND SAID I WOULD HAVE CONFORMATION BY FEB 28TH. I TOLD HIM I WOULD PROBABLY WAIT UNTILL AFTER THAT TO PAY ASK SHE HAS A LATE WATER BILL AND IT WOULD GO ON THE TAXES ON THE 28TH AND I DID NOT WANT TO PAY THE EXTRA $400.00 SO I WAS GOING TO TRY AND GET IT CLEARED BEFORE I PAID. I TOLD HIM THAT SHE HAS 45 DAYS FROM TODAY TO MOVE OUT SHE HAS NOT BEEN PAYING HIM FOR A LONG TIME. IN THIS CASE THE TENATE HAS 90 DAYS TO MOVE OUT IF THEY ARE A PAYING TENATE AT A GOING RATE. I ADVISED HIM I WOULD WORK WITH HER AS LONG AS SHE LEFT THE HOUSE IN GOOD SHAPE AND DID NOT TEAR ANYTHING UP ON THE WAY OUT. HE ADVISED ME HE WAS FRIENDS TO THE FAMILY AND WOULD MAKE SURE NOTHING WAS DISTORTED.

I ALSO HAD A TITLE SEARCH DONE ON MY BEHALF FOR $125 IT WAS A REO 45+ YEAR SEARCH AND THEY TOLD ME IT SHOULD COVER EVERYTHING.

Post: Could a former tenant in a foreclosed home file for bankruptcies

Could a former tenant in a foreclosed home file for bankruptcies stay after property is sold at auction but before the deed is transferred to the new owner? This would cause the new owner not to be able to evict until stay is dropped. I just bought a house in Ohio at auction the owner does not live there. and based on the court cases and back water bill I would say the tenant probably has not been paying rent.

update.

I have contacted the owner of the deed by email. He has replied that he will be giving me a call later today. After doing some research I have found that the owner does not live at this address.

Rehab I plan to take a month. Houses priced right in the area are on the market about 60 days.

You have to wait until it is recorded if it is recorded in your name then start the eviction right away.
