Do you have deed in hand? or are you still waiting on conformation of sale?

This will be my first flip on my own. I have bought a sfh on the east side of columbus in a tax foreclosure auction at the sheriff sale. 4/2.5 2276 sq ft bought for 140,000 ARV 199,000. with rehab costing 15,000 to 20,000. I will document my experience as I go. Now waiting for conformation of sale so I can pay and record the deed. should happen within the next 30 days..

materials alone for a 24x36 ran about 14,000 here in Ohio I wouldn't touch a 22x22 for less than 25,000

what is a good number of letters to start out with from yellow letter in the Columbus Ohio area? I was thinking about 1000 but didn't know what to expect from that many? 

I was wonder if anyone has heard that if you have a college rental house under a LLC and if you do any work yourself they could still sue you personally.. thoughts?
