In your state is there a $500 customary credit to buyer for waiving disclosure like in NY and I think CA?

Does your US state REQUIRE practising licensed agents/brokers to be members of a REALTORS® trademark brand/board?

Is it true MLS can fine brokers for any of its agents not having a paid REALTOR® endorsement??

What about in  other countries is there such a thing besides the licensing body usually department or bureau???

Most listings (on MLS/redfin) have been groomed for the market (or at least their pics have been) and besides estate/relocation sales, are by flippers themselves!

Flippable property are usually deferred maintenance / fixer/handyman specials not yet on the MLS so how to find them? Door knocking, cold calling, and those annoying 'Will buy your house for cash!" letter offers that are usually 50% or less the most recent sale price.

Anyone get a straight answer from property insurers regarding insuring improved property comprised of solely legal non-conforming buildings?

Some insurance companies have told me they don't insure LNC buildings cause 'replacement' wouldn't be a straightforward process, as there's usually no detailed record of such grandfathered buildings' layouts in the records to permit re-building following a fire, flood, quake, etc.

Others have said at least in while securing quotes, it's a non-issue.

Surely they both can't be correct!?

What options are there? It's 2024 and still some escrow co's are expecting the buyer to drive to another county just to post escrow and/or sign forms.

Which escrowers have online transactions, preferably with an App that works on Smartphones? 

Preferably based in-state in case they stall release of escrow funds which is a growing concern with lawyers and escrowers corruption in this economy!
