Hi BP Community,
I'm looking for expertise from those who know the Toronto and surrounding markets. Specifically, I'm searching for distressed properties/sellers where we have an opportunity to force appreciation within 4 months, drive positive cash flow within 1 year, and have the ability to recapture principle investment within 36 months.
Based on Brandon Turner's description of the 3 things you need to invest in real estate (1. knowledge, 2. money, 3. hustle), I have the 1 and 2. I am dedicated full-time to endeavours outside real estate, but want to add real estate to my portfolio. I'm trying to figure out where I can find properties that fit my target (obviously outside Toronto core). Also, any suggestions on where to network to find people/partners who can source deals and manage the rehab for a piece of the action?

I’m learning about investing in tax liens in the US and it sounds like an interesting investment vehicle. Does anyone know if the same vehicle exists in Canada?
When I researched the topic, all I could find was information sounds a lot more like buying foreclosures (ie the entire property). I’m more interested in buying a tax lien and earning the interest payments, rather than owning a physical property.
Any direction is appreciated!

@Sam Shueh - I didn't realize that brokerages offer this type of thing. I'll check with mine. If you don't mind, could you send me a link to the type of brokerage product you're talking about?
@Chad U. - I'm thinking of the kind that exist in the US market and also don't know of any in Canada. You're right that if I made a private loan, that would technically be a "note". How do you profit from non performing loans? I know what a NPL is but don't quite understand the risk profile and what kind of returns are typical...

@Adrian Bryson private lending directly into a project would be a little different, but I would be happy to look at opportunities. If it fits the risk profile, ROI target, and time horizon, it's something I would consider.
