One repair or one month vacant and you wont be an investor you will be a worker paying for your investment. 

Be patient and wait for something that will really cash flow and pay for repairs and upgrades. Or search off market or start working with wholesalers who can bring you better deals. 

Its something I already offered my guest, I work with photographers, massage, chefs and yoga teachers and people ALWAYS took advantage of it. So i suspect it will work well for Airbnb. If there was one thing I wish Airbnb would do it would be... they need to promote listings that are AIRBNB exclusives and discount fees for the owner and renter for homes that are exclusive to airbnb.

I have a nice portfolio of my own properties and have a bunch of Airbnb and multi family homes. I have been a real estate broker for 16 years and have experience from apartment rentals to commercial leasing and sales. 

I am new to Boca Raton and starting a brokerage here. I still have a brokerage with agents in Boston MA. I will also start to advertise for business brokering as I already have 2 listings for sale.  

Right now since I am just getting going I would be a huge asset to a buyer who wants something specific. I will go out and hunt down exactly what you want off market. Many of the homes I purchased myself were specific target homes that I scooped up off market.
