I agree with @Robert Orel , you need to take a look at the lease first to figure out if it has a clause regarding smoking.  I own a property where the building has one connected heating system and we strictly prohibit smoking. If nothing is in the lease she will have to work it out with the management company. Unfortunately filters and air purifiers will probably do very little. But something is better than nothing. Good luck.

@Jonathan Lezottewelcome to BP. There are a lot of investors in the area who are regulars in the forums here and willing to share and help. Check out some local REIA meeting to network, hear ideas, and see what people are working on. Feel free to reach out if you want some direction or help.

Nice job @Eric La Pratt.  Sounds like a winner across the board, congrats.  Probably makes you want to turn a round and start searching for the next one. Let us know how the rehab goes.

@Michael O'Connellthe best rental cities in Oakland county are those just north of Detroit (Oak Park, Hazel Park, Madison Heights, Ferndale, Royal Oak).  In Ferndale and Royal Oak you get worse returns but a little better tenant. At least that is my opinion. Good luck.

Haha, we need people to hear the horror stories and shy away from investing so that all of our great deals around here are not gobbled up. Let's face it, the horror stories are the best ones to tell.  Who wants to hear about a tenant paying on time every month...boring.

@Jeff KehlI completely agree with you but you cannot really take a macro statistic of a state as a whole and use it to determine investing at a micro level. Not all parts of Michigan have poor population and job growth just like not all parts of Florida are booming.
