Hello and welcome @Alexander Fox ,
Gainesville is a great market for rentals, but find good property manager to keep an eye on them (if you're not doing yourself). Teens and twenty-somethings can be very hard on an property; I should know, I have 3 (teens and 20-somethings ;).
Ocala has a very strong rental market as well, but the "steals" are drying up fast.

@Evan R. The unit is not a duplex but a 4/3 SFR. I don't think my son would make a good host, so I'm not going o recommend he Airbnb route. Thanks for the info though.

I tell ALL of my tenants, at lease signing, to expect rent increases yearly. Then, if an owner decides not to increase, I look like the good guy. From my personal experience, expenses seem to go up the longer a tenant is in there. My annual increase on my own investments is 3-5%, but I have gone as high as 10%.
If the increase is $25 per month more and the tenant balks, I explain it as "We're talking about an increase of $300 per year. Let me ask you, can you move for less than $300?"

Marcia, Airbnb is a great idea, but my son is an airman and pretty much just sleeps there, so I don't think it would work in his case. I believe it would be easiest for him to have other Air Force personnel rent each room.
I suggested that he keylock each room (especially his own), but I'm really looking for a good "house-hacked" room lease that would help protect him and make things more "official."

Wowza! You've got several things happening here, none of which I would touch without a lawyer's advice.
If the Seller knowingly withheld non-obvious information material to the property (possible pending litigation), I don't see how the Seller could not be held responsible if this goes south on you.
Second, service animals have certain protections. Not sure if that extends to police animals. Should you be required to allow an animal that has harmed someone, service animal or not?

Looking for a little help for my son who lives outside Charleston, SC. He recently purchased a 4/3 to live in with his girlfriend and her kids. They are now breaking up and he asked me about renting it out.
I am a licensed Realtor in Florida performing Property Management services, but know zilch about SC rental law. I'm thinking it would be best for him to house-hack as he could rent three rooms for $400+/month while keeping the master bedroom and being present to keep an eye on the property.
- Is this legal in his area?
- What are the downsides of house-hacking in this area?
I would also appreciate any suggestions as well as legal forms from anyone that has done this in SC.
