I was a fruit and vegetable farmer for 20 years and decided to partner up with a friend of mine and start a construction company. We are based in Orcutt, CA on the central coast just above Santa Barbara. We are looking for value add properties now and eventually want to develop raw land in our town or anywhere opportunity might be.

Thanks for the advice David. I own a construction company, and am fully with you on the value add model. The problem I am having is finding the properties. I know the deals are out there, I just have to find them. As I network more the deals will show up. My finances are in order and I am in a position to move quick. What's your opinion on out of state markets if I have family that is willing to work, and can support the properties there?

I live in Orcutt, Ca and am currently in the market for multi-family properties. The problem with my area is lack of inventory, and what there is for sale I have not found a cap Rate above 4%. Any advice for looking beyond cap rate to analyze deals or should I just steer clear until prices correct? I have been looking in the Phoenix area as well where cap rates are higher.

Thanks for the info. We will be in Vegas Sunday to Wednesday and plan to look at some properties. Haven't been there for 5 years so I am sure it's changed.

Hi,  my name is Jon Wesner and I am introducing myself to Bigger Pockets.  I have been listening to the podcasts for about 3 months, but have not dove into the forums yet.  I live in Orcutt, CA which is located about an hour north of Santa Barbara, CA.   I am invested in residential and land.  I am looking to invest in commercial properties now.  My goal is to become a productive member of Bigger Pockets and build relationships.  Any advice, podcasts or discussions you can point me towards to learn how to navigate and get the most from Bigger Pockets would be much appreciated.  Specifically what is the proper way to introduce our company?  Should I have another account separate from my personal account for my company?  Thanks
