Edwin Gutierrez like Jieh Larson said, Katy has a desirable, suburban feel and some of the best schools in Texas, making it even more attractive for families. I think that You may be able to find some decent multi-family properties in the older area of Katy

Rick Santasiere Thanks for the advice, it follows where my head is for the most part. I will be doing this while keeping my full-time job initially (I am aware that "part-time agent" may be a four letter word in some folks' mind) so it seems that the smaller independent broker may be the better way to go.

If I could do things over, I would do what Craig Curelop is suggesting and save up a bit of cash for a down payment, as little as 3.5% for an FHA loan, then move in and rent out some of the other bedrooms or other units if you buy a multi-unit property. You're young, you have an engineering job, which is probably at least well-paying compared to other jobs a young professional like yourself could have, I assume that you don't have a wife and kids to worry about (my wife definitely wouldn't be on board with the house hacking idea, I imagine that is the general consensus for most), house hacking would be one great way to start!

Maya Clark that's precisely what I was thinking that you meant about the pitfall of a competing/selling broker. The smaller, local brokerage that I am considering is one in which the broker does not transact real estate herself and that was a question that I had originally as well.

I definitely see your point Jonathan Greene on the high-end market. What are your thoughts on the same subject around the not-so-high-end part of the market? Perhaps the segment below the high-end.
Also, given the relatively low switching costs, would you recommend that a self-motivated person first sign on with a smaller broker with favorable commission splits and more autonomy, then switching to a big-name broker if he/she sees a negative impact on their business as a result of the lack of brand recognition?
