Current House - Hacker on a Triplex, still a DINK (Double Income No Kids.. for now) purchased off the MLS during COVID. Traditional financing currently in my 3rd year into the hack and looking for another. Just sent a request.

That's quite a coincidence you mentioned mailers! My partner just received theirs and has already sent out the first round for the listing. I'm a bit skeptical about mailers and brings up the question as is this a good use of my time? Regardless, I'm curious to see how they do! 


Did you end up sending mailers since your post? 

I have a pretty reliable Masonry that I use I can send over his information.  I've personally used him on a couple of my flips and have had client's use him as well. Will send over a message now. Thanks Tia.

Nice! This helps me a lot! I agree each task or "job" if you will does take more than one hour of oversight and just general time investment. I've never been offered this before nor do I know what to charge. 

What would you think is a fair/competitive wage for this type of work? Thank you @Nathan Gesner sending a request to you and would like to understand and learn more of this role!

Hello fellow property managers and real estate professionals

I am currently in the process of negotiating a position as a property manager for a portfolio of 12 units. The properties include 2 single-family homes with long-term tenants, a triplex that the owner intends to rent out and then sell to a financial investor, and 3 other residential multi-unit properties that will require coordination with contractors for rehabilitation, cleaning, and listing. I will also do the listing and such. 

The company managing these properties operates primarily through apps and online platforms, and they are estimating that the position will require approximately one hour of oversight per month.

I am curious to hear from those of you in the community about what you believe a competitive salary for this type of role would be. Any insights or advice you can offer would be greatly appreciated. Thank you!
