For future reference, if I were to create a buy and hold rental real estate investment LLC, would I be able to be funded by anyone who is interested? Or do they have to be accredited investors to go through an LLC?

@Michael Tincher what real estate agency do you work with? 

@Eliot M. I would still go with plan A since you are not cash flowing anything and if you choose to do the BRRRR strategy at this point and place a tenant in there, and I would assume flipping is more your strength and not dealing tenants and everything that goes into being a landlord.

If a tenant gets in there that doesn't respect the hard work and dedication you put into the house then it could cost you a HUUUGE amount in repair and eviction costs and the chance of lost rent. And when you are not cash flowing it is putting you back at square one. In the future, I would say to buy a flip with an exit strategy that will cash flow in case you do need to use the BRRRR as an exit strategy

@Chris Mason when doing that approach that your friend did in Oakland, how do they know how much they need to patch up to just get them over that line and into a 30-year loan?

@Kim Meredith Hampton and @Kim Younkin thank you both for taking the time to reply! Both of these posts I know will become tremendously helpful as I do try and find a great property manager that I can work together with. 

Now once you already have the management company in place and I know I'm usually having to give up control...but is it crazy to do sort of quality assurance survey to the tenants every few months to make sure the tenants are happy not only with the unit and property but with the management in place to make sure their needs are being taken care of? Similar to what you see in restaurants and department stores.
