What is the average fix and flip profit for an end buyer in a wholesale transaction? Is there some formula for it or is it just depending on the end buyers choice?

Hi, I'm not sure whether this is a good deal or not. I'm in the New York market btw so inventory is tight. I'm not sure whether buyers will buy this deal at this price. Please help!

ARV: 280k

ARV(70%): 196k sold to the buyer

Purchase price: 100k sold from the seller

Repairs: 50k

Closing costs: 5k

Assignment fee: 21k

End buyers profit: 54k

Ok great, thank you for your feedback. Involvement as in writing or reviewing contracts for legality or as in an attorney has to be present at closing or both? And also does the seller need an attorney? These are just a couple more questions to brainstorm. Keep me posted:)

Hi everyone, I'm 19 years old, new to bigger pockets and sort of new to wholesaling, well I know what it is and the basics of what to do but I haven't had my first deal yet. Before I start driving for dollars and spending time and money on advertising, I need to know for sure if I need a real estate attorney. I've talked to a title company and they strongly suggested that I use an attorney, so I then talked to one of the attorneys in my area and she said the same thing. And I can't even get anyone else's opinion because no one else will get back to me so now I'm really stuck. Are there any other wholesalers in my area who faced similar issues? And please any advice from attorneys will be great. Thank you!
