 Sounds like they are currently on the month to month lease? If so - what does the lease say when it comes to notice? usually month to month is 30 day notice. 

If they aren't under the month to month lease then you have squatters (fun!) What do your local laws say regarding squatters? In KC it means you have tenants and they have to be evicted

 Sounds like more trouble than it's worth. Walmart allows RVs to park over night for free FYI

 Easy answer is yes, must be in the same condition as they moved in, deducting any repairs needed from their deposit. However, nothing is easy in California, especially as a landlord, so best of luck!

 Check google reviews. That is the best way to find out what other landlords and tenants think about them

 I'd cover it with the mesh cover and then put some sort of fence around the pool so a child or pet doesn't walk on top of it

 Sounds like after 60 days you are off the hook. I'm assuming the lease was written by/checked out by a real estate attorney?
