Understand that the relationship with your buyer is the most important element in a wholesale deal. There's a lot of different ways to identify who a performing buyer (notice I didn't say cash buyer) is. You can simply look up who owns the rental properties in your neighborhood on the county site.

^^Beyond that, the relationship is going to be vital. Make sure you are meeting with them in person. Taking them out to lunch. Listening to what they want to purchase. Asking about their criteria. Understanding how they make an offer. 

This is going to be pivotal when you begin making offers.

Exactly! Countless deals are being left on the table simply for a lack of education and understanding of how to operate.

Hey fam, 

Wanted to take a few this morning to talk about one of the approaches that has provided immense momentum for me and the folks we are working with. The "I.M.O" Approach and no, I don't mean "In my Opinion". 

I.M.O is a process that I developed over the past few years.

It applies to

  • Wholesalers
  • Buy and Hold investors
  • Flippers
  • Agents adding in new revenue streams. 

I - Infrastructure

M - Marketing 

O - Other Revenue streams.




This may seem like a no-brainer but most people I talk to fall short in almost every category.

The I.M.O approach starts with having the correct infrastructure. This is systems, processes, procedures, automations, back end framing, work-flows, call-flows, automated follow up for 50+ weeks with texts, voicemails and mail. Most people either skip this entirely and jump straight to marketing OR they have a "measly" setup that they are hoping will be adequate. Your foundation is the most important element in your business. Without it, just like the we all know, you will crumble. 

Without 👆that element, your marketing is literally being wasted. You're throwing money away.


When you have Infrastructure in place and it's fully automated, scalable, processed and functioning properly the next step is marketing. Again, if you're marketing without #1 you are wasting money. Marketing must be done with 2-3 micro-campaigns. This is how we gather data. KPI's, Metrics and a clear understanding of our cost to acquire a customer. Attempt this without #1 and your numbers will all be flawed. 

The marketing tactics and approaches we can go deeper into later on. 

Lastly, the ability to leverage multiple strategies makes a night and day different. If you are only wholesaling, you're leaving lease options, subject to, short sales, seller finance etc... on the table. This could equate to $100,000 per marketing campaign. If you're only a listing agent you're missing out on wholesale, buy and holds, creative finance deals, short sales etc... (You get the picture). Being able to maximize EVERY single lead and capitalize on every marketing DOLLAR is how you win in this game. 

These 3 things correctly calibrated and dialed in can take you from struggling to #1 investor in your market.

Not saying it's easy. But it's very do-able.

The individual pieces are wildly important.

All too often I see people wholesaling and only leveraging ONE exit strategy.

Often times this is because a large check is more appealing.

What if you had two, three or four ways to profit on a wholesale deal?
