@Rob White I'd like to know the actual legal avenues that we can take in Hawaii for future knowledge so please when you do find some Hawaii state laws about this post them back here for others in Hawaii to gain that knowledge as well.

If you have time on sunday Jan 15th i would highly encourage you to come to my event. I think oahu is better for capital gains due to the high house prices and greater amount of money for profit but I partially agree that the mainland is the place to go to for buy and holds. I personally would only like to invest in places where I have gone to and seen the areas first hand or have family members who have lived in thoes areas for a few years at least so i can ask them about the surrounding areas and make sure the place im investing in is a growing area. I dont have any buy and hold properties right now though as I want to focus on capital gains here in hawaii before working on other states. There are some buy and hold opportunities all over Hawaii but obviously require more money down and they are usually more on the commercial side rather than SFH or duplexes.

HELP!

This deal seems way to good to be true. What am I missing?!?!

Property is currently asking 275,000 but when I look at the tax value of the house it says 399,300 o.0?!

It initially went on the market in sept 2015 for 345,000 and the listing expired after a year with only 1 drop out buyer. They re-listed the property in Oct of 2016 for the current price.

The comps in the area have sold for 445k and 450k within a 2 minute drive of the house and the only other comp sold for 261k but is a Hawaiian homestead house (Means must be X% Hawaiian to buy the house)

Now I have not done any inspection on this house yet but what should I look for that would make the house drop down from tax assessed of 399k and selling price of 345k all the way to 275k??

Please let me know of any and all findings on this property and what you used to find that information out. Something in the back of my head is telling me this is an insanely good deal but I'm also 2nd guessing myself.

@Ray Salvador Due to the holidays and me having military drill on Jan 7-8th we will be having our meetup on Jan 15th (Sunday) @ the Stadium mall (Ice Palace area) in Salt Lake at approximately 2pm-5 or 6pm (This date and time is still tentative) Feel free to send me a colleague request with your phone number and I'll start to get everything sorted out. Are you national guard? Active? How long are you on Hawaii for? How long have you been in the military? do you have 90+ days active duty or 6+ years in the service? do you have your VA COE yet? Do you have a TSP set up already? Do you get any hazardous pay bonuses? Collecting your GI bill?

There are hundreds of questions I can ask you to figure out ways to properly invest your military money into Real Estate. It all depends on what you qualify for and what you can do with your military money that you have available.

I suggest sitting down with me and going over everything above and then some. Seeing as this weekend is Christmas and I'll be busy I should be free on the 26th or 27th. Not sure if you are active duty and cant make weekdays. If that's the case then I wont be available till new years day.

Let me know if you are interested in sitting down and talking. I live in salt lake and work at ford island overnight so I'm extremely close to you.
