Post: Flipping REO's via Land Trust

I just flipped 3 properties today to a all cash investor using a land trust. I had never done it before and I was skeptical but I closed all three deals same buyer within 3 hours.

Here are the steps if you want to use a Land Trust to flip:

1. Put in your offer as xyz title vesting tba in escrow.
2. Get offer accepted.
3. "Street Name" Land Trust Trustee xyz (whatever buyer that is in Step One)
4. Find a cash buyer
5. Sell your land trust to Cash investor ( Wholesale Fee)
6. Cash Investor is the 100% beneficary
7. He wires money to escrow.
8. Property sold
9. Beneficiary (Cash Investor) fires xyz as trustee and assigns his own trustee for property.

NO EXTRA COST FOR A DOUBLE CLOSE USING TWO ESCROWS

NO EXTRA COST FOR TRANSACTIONAL FUNDING

NO COMPLICATIONS WITH ESCROW AND TITLE

You don't have to disclose. You just have to make sure that you have a escrow that would do a double close. Since just post I have double close 2 REO's. Haven't done a short sale double close though.

Quicken loans has 30 day seasoning and 80% and 75% cash out NOO. Stated you are looking at about a 8%

I have heard about this 9 digit number but I thought it was called a CPN number. Here is a link to the privacy act. I don't know about a clean slate, but I do have on and I use it for non government issues (You cannot use it for government issues ie...taxs, fha, va, employment). I don't sale this, I'm just giving info.

And that is a cash flow software were I can build and manage a 25+ condo hotals

I was simply talking about a software were you can input some figures and it will do the rest (I know how to use the calucator) thank everyone for there input. Some people like to use stuff like this if you don't, don't bother to post a reply

My assistant that is all she does is neg. with the banks and train to be the best neg. out there :)

*I had purchased a home through a short sale as a all cash offer
*The bank accepted my offer @ 115,000 (Appraised Value 260,000)
*I had a 14 day escrow even though I had a buyer ready to close that day
*Had a end buyer at 200,000
*Put a banner across the garage that says "I will sell your home Within 14 days, guaranteed or I will buy your house". During my 14 day escrow (which I didn't need)
*Well since I had a end buyer that was able purchased it the same day I got final approval, I opened ecrow that day and had a 14 day escrow just for marketing purposes

(FYI....the end buy was working the loan during the short sale neg. stage)
