Hello @David Dye!

My credit is around a 600. I have been building it thru my car loan and have just got a secured credit card to build some more. I also have school loans that are all current. Problem is I have a few accounts in collections that were from my past (wasn't the most responsible in the past as I am now). I will pay them all off soon but from what I know that wont approve my credit score until they fall off. I have one of the collection agencies agreeing to a pay to delete but wont provide a letter or email to verify that so I am not so trusting that will happen. Another problem is that I am a business owner who recently switched to working full time with my business and I don't have 2 years of verifiable income as of yet.

As for house hacking, that's kind of a tough one because I live in the Bay Area and I am sure you know it is a very expensive housing market. One area I am interested in looking for properties (already found some good deals) that are some what affordable is Vallejo, Ca. (not the best area to live in though). So I rather not live there.

Would like to connect with you also. I am getting my real estate license and plan to have my credit where it needs to be in the next couple years.

Hello everyone my names Jordon and I am new to BP. I am a beginner Real Estate investing and am currently trying to soak up as much knowledge as possible from books, networking, podcasts etc.. My focus is geared toward rental property investing. (love the idea of cashflow/passive income) and I hope to by my first property in the next year. Currently I don't have much credit so I am going to spend the next few years building it up in hopes to make financing thru a loan an option. I am looking for any advice on other ways to finance a piece of property other then thru a loan because I will probably have to go another rout before my credit is right. I don't have a lot of cash so buying out right wouldn't be an option. Any advice would be appreciated. Thanks!
