@Alex Speed if you’re waiting for a downturn then you’re going to buy low and sell high. If you want to start wholesaling you’re contracting low and closing high with a partner who is going to keep the property for whatever end and you walk away or stay in the deal and share the profits. You absolutely must be certain that you are not ever representing anyone else’s interests besides yours and your partner’s. It’d be less complex to learn about buying and holding or flipping using OPM that way you don’t walk gray areas. Hope this helps. Feel free to DM me for anything else

Stop beating yourself up over 22k...yes it’s a lot of money but we move FORWARD!

To get started you should think about your future and work backwards to today. Start taking small chunks of what will get you through the next 2-3 years in real estate, but also the practicality of income from other sources

If you’d like to get more specific I’d be happy to take some time and FaceTime sometime this week

What matters is value! Location is going to help dictate the value. Same home in the city and in the suburbs fetches different price partly because of the General value of the location I.e. commute, schools, entertainment, lot square footage, covenants and restrictions.

@Vince De Vera Great Question! If you are licensed representing the seller it’ll be super easy! If not it’s equally easy, I’d just caution you make sure the sandwich part of the LO is legal in your state! Good luck!

@Robert Wilson Great question! It’s your first deal so maybe you won’t be motivated to do this but having the seller bring equity in form of the land, a developer/investor interested in the area and carries the construction financing, you really only bring them together (whatever that is worth to an investor) or some sort of partnership with the seller that outlines duties and recompense. Build something and either offer to manage it or just be happy you did something nice together or position yourself for a fee
