It depends of how deeply discounted you wanna get it for..I would say, Get a middle figure out of those comps ($140k) and start with 50% of that value. That'll give you exactly the 70k you are thinking to offer, then if u get a counter from listing agent, you can negotiate up to perhaps 60-65% of comps, tops. You can go as higher as you want if you're thinking in keeping.

Here in California, I have seen on credit reports, records of balances owed to property management companies, those coming right from eviction processes.

(As part of my previous post) ... and on the top, you can structure deals where you can put part of your commissions towards the down payment and closing costs.
Not bad for a license that costs you under $700 or so.

Get your DRE license! It pays by itself several times over since your first transaction, you'll save tons of money with it, plus you'll have unlimited access to MLS, realtors, associations, title companies and lenders who will fight for your business.
