How long do the experts think it will be a buyers market for? Understanding, of course that these things are hard to predict. But what is the sense that the industry folks have regarding this?

Hello all,
I am currently thinking about investing for the first time in Real Estate. However, it will not be for me to live in, but instead, it will be a Vacation home / Rental.
Wondering what the current state of the Real Estate market is right now? Is it a buyers market or sellers market? I understand that the mortgage rates are still very low, but have heard that the rates will likely be going up very soon.
Guidance for a Newbie is appreciated!
