@Chris Turner I tell my buyers this "if I found a house for $1.00 and sold it to you for $50k and the profit margins hit your criteria, would that be an issue"? (And then shut up and listen so you can feel him out)!!! This will allow you to work with the best buyers!!! I hope this helps my friend!

@Owen Dashner thanks for your feedback. At this point I've been wholesaling for about two years and I have one flip under my belt. I have been considering a rental but I feel it's not the right time. I figured if a sweet enough deal came along I'd keep it and flip it or I can multiply my marketing to get more wholesale deals. You're right, I need to sit down and continue planning. I'm guessing my best bet is to use the money for my next flip since I already have a decent marketing budget.

Hi BP, I was just approved for a 25k business line of credit. My business mostly consist of wholesaling so I was wondering if it'll be best to leverage my line of credit for more marketing or should I hold on to it for a down payment on a cash flowing rental, or even use the money for a flip?
